Course Description

This course will develop the skills and knowledge required to undertake investment evaluations. You will build both your knowledge of evaluation techniques and the skills to apply these techniques to the property sector. In doing so, you will utilise your knowledge of the value and limitations of these techniques when applied to property. You will also develop the skills required to undertake discounted cash flow analyses. This course also examines: financial models for real estate investment, risk and feasibility, and how these factors impact on property investment and investment viability. You will also examine the performance analysis, benchmarking, and sources of finance and its cost.

In this course you will develop the following program learning outcomes:

PLO1: Apply knowledge of property theory and concepts to inform decision making in the local and global professional arena, demonstrating evidenced based judgement and ethical decision making   

PLO4: Apply professional communication and technical skills to effectively communicate property development proposals, financial and valuation analyses and strategy to diverse property and related industry stakeholders,   

PLO5: Adopt a strategic perspective  to the development and analysis of property proposals and developments


Course Learning Outcomes (CLOs)

Upon successful completion of this course you will be able to:

  1. Analyse and apply financial models and methods, to forecast cash flows for complex property investments and developments
  2. Apply specialised evaluation techniques to calculate the monetary value of property
  3. Prepare and defend a report on financial aspects of property investment, including project feasibility
  4. Analyse an income and expense statement for a property investment
  5. Assess risk and rate of return to determine property value and income, and investment

Overview of Assessment

You will be assessed on how well you meet the course’s learning outcomes and on your development against the program learning outcomes. Assessment consists of:

Task 1: Test 1: An assessment designed to determine how well you have understood the foundation mathematics associated with investment evaluation and can apply them to various real estate problems.  This assessment task is worth 15% of your total marks in the course.  This assessment task relates to CLOs 1 & 2.

Task 2: Test 2: An assessment designed to determine how well you have understood the investment evaluation mathematics associated with investment evaluation and can apply them to various real estate problems.  This assessment task is worth 20% of your total marks in the course.  This assessment task relates to CLOs 1, 2 & 3.

Task 3: Test 3: An assessment designed to determine how well you have understood the investment mathematics, theoretical and analytical techniques discussed and can apply them to various real estate problems.  This assessment task is worth 15% of your total marks in the course.  This assessment task relates to CLOs 1-4.

Task 4: Final Exam: An assessment designed to determine how well you have understood investment mathematics, theoretical and analytical techniques, and the analysis of risk and performance analysis that has been discussed.  I am assessing your ability to calculate and interpret the results in relation to various real estate issues.  This assessment task is worth 50% of your total marks in the course.  This assessment task relates to CLOs 1-5.
