Course Description

This course will introduce you to property development. The course will focus on the different stages of property and cover the activities of the various property stakeholders during the property development process.
Topics covered include:

  • Introduction to the property development process
  • Identification and acquisition of land for development
  • Overview of property development funding and financial structures
  • Managing construction and completion process.

In this course you will develop the following program learning outcomes:

  1. Determine and apply knowledge of complex property and valuation theory to your professional practice and/or further study
  2. Professionally communicate to a range of audiences, demonstrating in depth knowledge of the discipline and of the needs of diverse property and valuation stakeholders
  3. Apply logical, critical and creative thinking to analyse, synthesise and apply theoretical knowledge, and technical skills, to formulate evidenced based solutions to industry problems or issues
  4. Utilise appropriate methods and techniques to design and /or execute research based or professionally focused property or valuation projects, demonstrating capacity for independent and collaborative learning, addressing real world industry issues
  5. Collaborate effectively with others and demonstrate intellectual independence and autonomy to solve problems and/or address industry issues and imperatives
  6. Critically examine and reflect on the profession, in local and/or global contexts, and question accepted interpretations and decision making


Course Learning Outcomes (CLOs)

Upon successful completion of this course you will be able to:

  1. Describe the process of property development and reflect on local and global practice 
  2. Apply property development techniques to assess land for development opportunities
  3. Evaluate the impact of equity and debt on property development options
  4. Identify the development risks for property stakeholders
  5. Develop promotion and marketing plans for the disposal of a completed property development


Overview of Learning Activities

Your understanding of property development process will be further developed through class activities and individual and/or group assignments which will include a focus on analysis and report skills required to work within the property development sector.

Overview of Assessment

You will be assessed on how well you meet the course’s learning outcomes and on your development against the program learning outcomes. Assessment consists of:  

Task 1: Group Periodic report 1 (Site, Location and Market analysis) - 25%.  Site visit report and Site, Location and market analysis of a development site. CLO1, CLO2, CLO4.

Task 2: Group Periodic report 2 (Financial Feasibility analysis) - 25%.  Carry out a development financial feasibility analysis on Excel. Must complete traditional method and land value calculation. Using the results from the financial feasibility analysis, calculate profit, profit margin and the maximum bidding price for the land to get the given required profit margin. CLO1, CLO2, CLO3, CLO4.

Task 3: Group Periodic report 3 (Evaluation and Proposal) - 25%.  Evaluation of the current proposal, promotional plan and alternative proposal of a development site. CLO1, CLO2, CLO3, CLO4, and CLO5.

Task 4: Individual Final Exam – 25%.  Test on theoretical understanding of property development and property development process individually.  CLO1, CLO3 and CLO4.
