You should have satisfactorily completed BUIL1228 Property and Capital Markets, OMGT1117 Property Data Analysis, MKTG1319 Investment Concepts and Applications to Property and MGT1156 Property Asset Management courses before you commence in this course.

Course Description

In the expanding and developing global property market, knowledge of real estate investment and finance strategies is critical to effective professional practice. In this capstone course will apply your knowledge of global trends in real estate investment and build your capacity to analyse different property market structures and performance measurements.

This course integrates the investment and finance skills and knowledge you have developed so far in this program to enable you to adopt a capital market approach to global property investment.

You will build on, and apply, the specialised knowledge and skills you have developed in the areas of investment and finance. You will also apply your knowledge of Real Estate Investment Trusts (REITs) and develop your understanding of securitised property and investment funds.

Topics covered include: fund management structures; performance measurements; capital management; foreign exchange management; and reporting requirements.

Upon successful completion of this course you will be able to:

  1. Analyse the key features and characteristics of securitised property, both local and global
  2. Analyse and apply property investment principles and strategies to assess the performance of securitised property funds
  3. Analyse and discuss the role of global property investment in an investment portfolio strategy
  4. Research and prepare an evidenced based investment strategy applicable to local and international securitised property funds

Learning in this course will comprise lectures and workshops. Your learning in this course will be supported through a range of learning activities including industry presentations, case study analysis and investment and finance problem solving exercises.

Overview of Assessment

You will be assessed on how well you meet the course’s learning outcomes and on your development against the program learning outcomes. Assessment consists of: 

Task 1: Individual Assignment: Requires students to prepare an individual property investment report selected from nominated A-REIT fund. 15% weighting. CLO1, CLO2, CLO3, CLO4.

Task 2: In-class Test: Reflect on knowledge and skill development during weeks 1-9. 35% weighting. CLO1, CLO2, CLO3, CLO4.

Task 3: Group Assignment: Requires students to prepare a group report on a proposed unlisted property trust and including the property portfolio. The unlisted property trust is to be formed from the details of the individual properties selected by the group in assignment Task 1. 30% weighting. CLO1, CLO2, CLO3, CLO4.

Task 4: Group Presentation: Requires students to prepare a presentation on a new unlisted property trust made up as part of assignment Task 2. 20% weighting. CLO1, CLO2, CLO3, CLO4.

Feedback will be given on all assessment tasks.
